What the client was facing
Lifts, common lighting, water pumps, and clubhouse AC pushed common-area electricity to ₹1.35 lakh/month — the biggest single line item in maintenance charges. Residents were pushing for RWA elections on this issue.
The system we designed
Group-housing net-metering design — 100 kW rooftop system across Tower A & B rooftops, feeding into a shared common-area connection. Zero panel wastage on tenant rooftops.
How we executed
RWA approval + structural survey (month 1). BSES group-net-metering application (month 2). Installation across 2 rooftops (month 3-4). Commissioning + dashboard access for RWA (month 5).
The numbers that matter
Common-area bill reduced 74%. Maintenance charges dropped from ₹6,500 to ₹3,600 per flat. Society saved ₹12 lakh in year 1 alone. ROI: 4 years, then 21 years of free power.
"Our maintenance charges dropped by almost half. The RWA dashboard shows live generation — residents love the transparency."
